Parapet Repairs, Roof Replacement and Window Washing Rig Installation

100 William Street is a 22 story high structure constructed in 1973 with a cavity wall construction.  The building consists of columns and spandrel beams consisting of slate stone curtain wall system on street elevations and glazed brick on the east wall, lot line exposure.   The roof membrane was beyond its warranty and life cycle. There are large air pockets and ripples throughout the roof membrane indicating an advanced deteriorated state. The glazed brick veneer, which enclosed the cooling tower on the east side of the building, had exhibited bulging due to steel reliving angle corrosion and poor flashing.

Diaz Architect & Associates, P.C. prepared design drawings for the replacement of the main roof consisting of:

  • Two ply modified bitumen system with reinforced liquid membrane base flashing.
  • The system was covered with drainage composite insulation and pavers
  • Replacing the drains
  • Providing through wall flashing
  • Replace brick veneer on east elevation and waterproofing steel reliving angle
  • Replacing parapet corner

The building was in need of new window washing rig system to clean the windows. Diaz Architect & Associates, P.C. designed an elevated steel track system with posted directly attached to the roof beam. The north side of the building had a davit post system.
