Plaza Reconstruction1285 Avenue of the Americas contains a plaza that is located on the north and south side of the office tower and extending under the arcade. The plaza contains solid granite seats with backrests and large triangular shaped planter with perimeter seating and rounded granite blocks at its corner near the building lobby side entrance. The plaza consists of granite pavers, area drains and low aluminum storefronts in the lobby. The north plaza had suffered from many leaks into the conference facility at the concourse level.Due to budget constraints, Diaz Architect& Associates, P.C. had designed plaza assembly that addressed the waterproofing concerns while integrating budget saving ideas consisting of:
  • Existing stone pavers were removed, cleaned and reused
  • Existing large triangular planter was waterproofed without removing large granite features with horizontal tie ins under stone units
  • Granite seating was protected and raised in place while waterproofing was installed under it
The waterproofing membrane was removed and replaced with a fabric reinforced liquid membrane. Careful flashing was performed at the lobby storefront base and atrium column base. Abandoned conduits were removed and existing vertical piping was flashed. Bi-level drains and assembly were replaced to allow for effective drainage.
