
Façade Restoration
148 East 48th Street is 17-story building constructed in 1931.The building contains roof setbacks on 10th floor,12th floor,15th floor,16th floor, and 18th floor on the North Elevation; 2nd floor,16th floor, and 18th floor on the south elevation; 2nd floor, and 18th floor setbacks on the east and west elevations. The structure is occupied as a long term stay hotel and contains roof terraces on the various setback roofs. The building consists of a multi-wythe brick wall with steel angle lintel, cast stone sills and terra cotta copings. Years of ownership changes ignored the relevant conditions accelerated with deteriorated roofing assembly which contributed partial steel deterioration.
Diaz Architect & Associates, P.C. was asked to design the major repair of:
- Replacement of brick parapet and steel spandrel beam repairs with reinforced brick work with expansion joint
- Reconstruction of brick corners at vertically crack corners with reinforced brick and expansion joint
- Replacement of brick and steel angle lintel with appropriate flashing
- Replacement of roofing on various roof setbacks including the water tank roofs with low lying steel beams
The multi-year project restoration endured major challenges with different contractors and stringent NYC FISP requirements.
