
Roof Replacement
150 East 45th Street is a 42-story high building that was constructed in 1955. The building has a steel frame structural system with reinforced lightweight concrete floor construction. The first floor has a polished granite panel base with a stainless-steel curtain wall and large framed storefront and door openings.
There are roofs at the 4th, 9th, 14th, 15th, 42nd 43rd, tank room, 45th (main) and penthouse roofs. Leaks had developed at the 14th and 15th floors. Diaz Architect & Associates, P.C. performed an extensive investigation of the roofs including conducting probes. Our investigation revealed a re-roofing membrane comprised of EPDM with stone ballast had failed. The roof underneath was a roof replacement performed in the past, which in turn, also failed. The roofs at the 14th and 15th floors were replaced immediately as they suffered the most. This failed condition of the EPDM membrane prompted the replacement of all the remaining roofs.
Diaz Architect & Associates, P.C. designed the roof replacement to consists of:
- Removal of all roof membranes down to the concrete deck
- Replacement of roof membrane with two-ply modified bitumen membrane with fabric reinforced liquid membrane base flashing and penetrations
- Drainage composite and insulation
- Gravel
- Drain replacement
