
1700 Broadway is 42-story high building that was constructed in 1968. The building is predominately aluminum frame with glass vision and spandrel panels. The separation panels between the windows are aluminum panels with small decorative aluminum wide flange beams. The base of the building consists of glass storefront and polished granite panel. The east wall consists of brick and backup CMU walls covering the elevator hoist ways.
Our FISP Local Law 11 Investigation and Report documented cracked brick on the east wall and cracked granite panels at the first-floor level. Persistent water infiltration into the curtain wall at the top 3 floors existed for many years. Follow up probes into parapet and column cladding at the main roof revealed a parapet without proper through wall flashing and a lack of flashing around the column and louver base support.
Hose test at outboard face of curtain wall also produced water infiltration through the various glazing and aluminum panel joints.
Diaz Architect & Associates, P.C. design involved:
- Replacement of brick and flashing at the relieving angle
- Brick stitching
- Removing brick at the parapet and introducing fabric reinforced liquid membrane flashing extending to backup aluminum panel to intercept the wall
- Sealing the curtainwall aluminum joints and glazing joints
- Sealing various penetration pockets
