Façade Restoration

2 Broadway is a 32-story high building construction in 1958.  The building contains setbacks at the 9th, 10th, 18th and 25th floors.  The building consists of aluminum frame with glass vision and spandrel panels curtain wall.  There are many panels that consist of aluminum panels.  The base of the building consists of black granite.

Based on the previous NYC FISP report, Diaz Architect & Associates, P.C. provided a design plan that included the following scope of work:

  • Loose gaskets at curtain wall on the west elevation at various floor locations
  • Deteriorated mullion caps at curtain wall at the west elevation at various floor locations
  • Loose gaskets at glass and mullion caps at the north, south and west elevation at various floor locations
  • Displaced granite panel
  • Cracked granite panel
  • Spalled brick
  • Metal panels installation on guardrail to
  • become code compliant
  • Brick parapet replacement
