Façade Restoration and Elevated Playground Restoration

The Brearley School is a private school located adjacent to the East River and subjected to direct hits from storms.  As a result, it has suffered from water infiltration problems.  In addition, Local Law 11 Investigation had documented various vertical cracking at brick corners, deteriorated lintels and miscellaneous spalling brick and mortar joints.

Diaz Architect & Associates, P.C. was involved in designing the proper restoration of various façade conditions including:

  • Vertically cracked brick corners were rebuilt by introducing expansion joints and waterproofing the steel columns
  • All brick was reconstructed with proper tie back to the structure and relieving angles and proper flashing at each corner
  • Brick lintels were replaced with galvanized steel angles with proper flashing
  • Deteriorated mortar joints were repointed, and miscellaneous brick was replaced

 

As part of a separate project, the elevated playground over the John Finley Walk required repairs which consisted of:

  • Replacement of high guardrail screen and posts
  • Replacement of concrete perimeter curbing
  • Patching of concrete deck and underside of concrete deck
  • Reinforcement of deteriorated steel lattice beams
  • Waterproofing of concrete structural deck with fabric reinforced liquid membrane to be covered with plastic playground covering
  • Additional drains were added and replacement of branch piping
  • Addition of ADA ramps, which were added to the void space between the building and playground structure
  • Addition of aesthetic items to the underside of the playground structure including lighting concealed with wood substitute strips
