
Parking Garage Restoration
The Colony consists of a 4 ½ level parking garage, which services 450 units. The garage is a separate structure from the residential tower and partially covered by a sloping site. The top level of the roof parking garage level consists of a topping slab, which exhibited cracking, spalling and water infiltration at the perimeter. Heavy rust corrosion and concrete spalling existed at the underside of the ramp. Trap moisture under the topping slab underwent repetitive freeze/thaw cycling, causing the cracking of the topping slab.
After careful investigation and probing, Diaz Architect & Associates, P.C. proposed the following scope of work:
- Removal of concrete topping slab and waterproofing membrane
- Concrete patching of structural slab
- Waterproofing of the concrete deck with fabric reinforced liquid membrane and covering with drainage composite
- Providing a reinforced concrete topping slab with expansion joints
- Providing a bi-level drain that would drain water from topping slab and structural slab level eliminating a trapped water
- Traffic bearing membrane was placed on the topping slab
- Parking lane and directional indicators were restriped
