Forensic Investigation

The roof on Washington manor had been replaced approximately 10 years. There was a telecommunication company that had a small, elevated platform and equipment mounted on the elevator mechanical room. A recent renovation and expansion of the site required more equipment to be placed on the roof. In the course of installation, the contractor did not sufficiently protect the roof and eventually punctured the exposed membrane. A large storm caused large water infiltration conditions into one unit, corridor and elevator bank.

Diaz Architect & Associates, P.C. designed and conducted a series of hose and flood tests to rule out various wall and penetration conditions and isolate the various punctures of the roofing that had been temporarily sealed. Thermal scan of the roof area was performed that showed a concentrated pattern of water infiltration. Various recommendations were provided.
